It is a good idea before you start showing your home to prospective buyers to get out in the garden and catch up on the jobs that have been neglected over the winter/spring period.
For example, mowing the lawn, picking out the weeds and cutting back overgrown bushes.
Maximise your property’s potential
If your home can be extended it may be financially worthwhile undertaking this work before you sell the property.
If you don’t have the time or interest in doing this, you can still apply for planning permission. This can be used as an extra selling point for marketing your property.
Create a great first impression
People may decide whether they want to buy your home simply from the impression they get from the outside of the property. Industry experts call this the property’s “kerb appeal”.
It can be quite easy and inexpensive to give your property great kerb appeal. For starters, make sure your door and windows are clean, clear any weeds from the drive or path and consider adding some pot plants to make it look more welcoming.
Make it easy for viewers to look around
Potential buyers will want to look to fully inspect your home. Make it easy for them by clearing any obstacles that may get in their way.
For instance, move bikes from the hallway and store them in the garage, sort out cupboards so people can see how big they are and tie back any electrical cables that may be lying on the floor.
Get the “staging” right
Staging refers to how you present your home to prospective buyers. This is probably the most important element when it comes to selling your home.
People need to be able to imagine themselves living there, so it is important not to make it too personalised. Think about only having a couple of family photos on display and put away any trinkets or collectables.
Make sure every room is clean and tidy – pick up toys, put clothes into draws and clear the kitchen work surfaces.
Know your neighbourhood
Be prepared for questions from viewers on the local area. If they are new to the area they may ask you things like, what the local schools are like.
Make yourself acquainted with the names of the local schools and find out how far it is the nearest train station or park. And, don’t forget to mention how much you have enjoyed living there!
