Property Investment Strategies

Property is just one part of a diversified investment portfolio, but it’s an incredibly popular investment option. Property investment actually offers two ways of making money: through rental yields and capital growth, making it a great way to earn money both in the short and long term – what are the strategies?

There are different strategies you can explore with property investments, but here are three types that will provide a strong return on your investment.


This option is the most common type of property investment. Many investors will opt to buy a residential or commercial property to let it out to a tenant. You can be as flexible or rigid as you want when you let out your property. Typically, offering year-long rental agreements is the norm so you have assurances that you’ll have a steady income.

Buy-to-let is also considered a relatively safe investment. You can easily gauge the potential income of a property before you purchase it and set the price per month accordingly. Rental properties are still in demand as purchasing a property remains out of reach for many. But that doesn’t mean you don’t need to ensure your property is desirable to potential tenants – you are in the business of making money, after all.

Holiday let

Holiday lets have increased in popularity over the last few years as rules and regulations surrounding buy-to-let properties have made it difficult for some landlords to remain profitable. Buying a residential property and letting it for short periods, anywhere from one night to one month, to a series of different renters comes with different restrictions and rules to abide by, but a property in the right location has the potential for a higher profit than some buy-to-let locations.

Holiday lets have become even more popular in the wake of the COVID-19 pandemic because travel restrictions forced holiday makers to remain in the country. This option comes with a bit more work than buy-to-lets to ensure the letting schedule is fully booked, but the income during peak travel season might be worth the effort.


Not as well-known as the first two options, but still a good choice for investment is build-to-rent. With this option, you buy land exclusively to build a property or properties on, with the intension of letting them to tenants.

For investors with more capital to invest and who stay on top of trends in the rental market, there are plenty of ways to bring in a profit. Those looking to take advantage of shifting priorities after the pandemic might build properties with amenities that renters are clamouring for, like shared office space, fitness centres, and green space. Long-term rentals are encouraged by creating a community, netting investors a better return on their investment.
